WARNING AND ADVICE TO CURRENT/FUTURE RENTERS!!!!
LEASE: Make sure you read the lease carefully. Ask about all deposits and fees and what happens to them once you move out and your lease is up. Write the answers down and have someone with you as witness. If the answers are not in the lease then ask them to add it. CARPETS: If you are not sure if the carpet is new ask for the receipt from carpet company (there isn't one) showing when it was installed. If it looks bogus or the rental office can't show you one get a witness with you and walk the apartment, take photos and have it in writing signed by you, rental office and witness that you do not believe carpet is new. If it is not new (and they are not likely to tell you this) then ask when it was replaced last (again ask for documentation) and how often they replace carpet. (every 5 years). You will need to clean the carpet before you vacate, show receipt, keep it for your records. If they are going to replace the carpet then ask if it still has to be cleaned as they are just going to rip it up and you will have spent money for nothing. The charge for carpet replacement is calculated by the year with cost of carpet replacement being about $1200 /5 years x number of years you live there. It is installed by a crew working out of a van (no company logo-just a bunch of guys in a plain white van . . . so figure the carpet is extremely cheap and not likely to keep good records) Have a carpet cleaning company come in and give an estimate of damage and repair costs if there are any. Almost all pet stains can be removed along with odor without replacing the entire carpet. If you have pets, this is where they will get you. This has happened to more than several tenants I have spoken with. BOGUS FEES AT MOVE OUT: They have many, many ways of extracting as much $$ from you once you leave as they can. The staff is evasive, condescending, borderline dishonest if not just plain dishonest, look down their collective noses at the tenants as if you owe them homage for the opportunity to live there. Not the safest neighborhood and cheaply refurbished. Take photos, photos, photos and have them processed and time stamped or better yet take a video on your cell phone when you are walking through before moving in. Make your checklist out precisely and give it to them. Don't be surprised if something comes up and then your lease falls through. Keep a record of everything significant and if you already live there and haven't, start now. They can and will attempt to damage your credit and have many ways of doing so if you aren't on top of them all the time. If all this sounds like a lot of work that's because it is and shouldn't be. I would opt to look elsewhere. Don't believe the "glowing" reviews either because they are posted by the staff. Prestigious North Raleigh (NOT), luxurious (WHAT!!!!) sounds like your moving to a townhouse on Park Ave in NYC. Cheap, Cheap, Cheap and rundown on the inside in many ways. Should have taken photos of bent screens, moldy windows, crappy carpet, busted cabinet drawers, bi-fold doors that never worked. Luxurious by whose standards? False advertising to say the least,
