Tips for Barker Realty INC

Good HOA management. We've been satisfied with the quality of service Barker Realty has provided in managing our small homeowners association. Staff has always been professional, and it's clear that their goal is to stay on top of everything for us. We did our homework before making the move to Barker, and they were highly recommended by the other HOAs they work with.

Great Property Management Company!. I have been extremely satisfied with Barker Realty. The staff is very professional and helpful. Karen is always friendly and willing to help! Carolyn is very fair in how she handles her tenants. I have gotten along great with Carolyn and have a great relationship with her. This company is very honest in the work that they do. I have done my part in paying rent on time, following the rules according to the lease, ect and have had no problems with this company! I highly recommend renting from this company, I have had a wonderful experience in working with them!

Avoid at all costs... unprofessional and flat out rude. Wow - I don't know where to start other than to say that these people, once a lease is signed are absolutely different than when you are looking at a property. We have a considerable amount of time left on our lease and intend to fully honor it however we are very, very thoroughly documenting any and ALL incidents. They do not return service calls, they do not follow up or send out service calls, they do not notify you in a timely manner of filter changes (which we do by ourselves by the way...) - for service calls they give you a phone call when they are on their way - hope you can be there! Carolyn Summerville and the front desk receptionist are extremely rude, arrogant, pretentious and obnoxious. We have never missed a rent payment, always followed procedures for reporting issues with our property (which there has generally been about one per month since moving in) and they are terrible. We can't wait until our lease is up and we don't have to deal with these people.

You may like a property but contact the owners directly or just go with another place - these people are not worth your time and headaches.

They promise the moon and have outlandish (and illegal terms) in their leases. They do not contact/follow up with property owners and flat out lie to you once you have signed your lease. As the other reviewer noted below - don't miss your rent payment... we haven't and won't (bonehead move on their part to do so) and are very, very particular about making sure we do everything we need to do and then watch and document when they fail to meet their commitments. Keep copies of ALL your correspondence with these people if you choose to enter into a relationship with them.

DO NOT.....I REPEAT...DO NOT RENT FROM THESE THUGS. these are the most insensitive and most incompetent group of people you can deal with....they act as if they are doing the tenants a favor; which in fact is the other way around we are doing them a favor paying our rent on time hence paying their wages!!! That woman Summerville and the receptionist are both rude and unhelpful. I made a mistake and renewed my lease thinking that I was doing business with human beings - but they are animals...enough said!!

Run from this crowd you will regret renting from them!!!

Very unprofessional. Avoid renting from them at all costs.. I've seen plenty of reviews giving a plethora of reasons to avoid dealing with Barker Realty. Not only can I confirm that renting from them is a bad idea, but I can also see why one would avoid them as a property owner.

The single most disappointing thing about Barker Realty is the dichotomy between how it's run and its size. At a handful of employees, one would think this privately owned company would have a "Ma and Pop" feel to it. I found the reality of the situation to be exactly the opposite. Lower management, Somerville and Minion, are very abrasive, unprofessional people and are unpleasant to deal with. In my opinion, they're a "lowest common denominator" organization regarding the manner in which they treat their tenants. That is, since they rent to many undergraduate students, it's evident that their blanket policies and unfriendly demeanor are tailored toward this. Unfortunately if you rent through them you will feel like a college student.

One of the biggest things that irk me is how little Barker values long term, problem-free tenants. The second you don't indicate 500000 days in advance that you'll be re-signing your lease, the inopportune showings and dishonest communication begins.

I could go on here for hours, but I'll stop since I'm not the only one that recognizes the company's poor standing in the management business.

Bottom line:

If you're a tenant, use craigslist to find a private landlord.

If you're a landlord, use craigslist to find a tenant.

While landlords may have a need for a middle man here, Barker will not fit the bill. Unless you wish to unleash an unpleasant tenancy upon your tenants, avoid like the plague. You've been warned.

Dishonest and irritating to deal with on all aspects. I am so sad and upset! My client needs to take her parents into their home because her mother is having her leg amputated and her father has Alzheimer's. She just got this news last week about her mother and Barker Realty will not let them out of their lease without paying absolutely ridiculous fees so they can get a home large enough for her parents to move in with them. Mr. Barker owns the home they are to move into next week, it was his decision. There is no way for them to afford the fees. In my thirty years of doing real estate they have been the most dishonest and irritating to deal with on all aspects of the lease process. I will never be involved in another transaction with them. It is positively deplorable how they have handled this situation.

Update

Mr Barker decided to give my clients their deposit back.

The absolute worst. DO NOT RENT FROM THEM!. I've been living at one of their properties for 4 months and I'm already counting down the days until my lease expires. My experience with this company has been so awful that i really don't know where to begin.

1 - When my girlfriend and i first moved in, the place was totally dirty. Nothing had been swept or mopped as was specified in our lease. It was so bad that i had to spend the first two days cleaning before i could even start unpacking.

2 - The condition of the bathroom was less than ideal. In particular, the bathtub was stained various shades of yellow. However, the staff assured us that the landlord was aware of this issue and that they would be working to bring it up to an acceptable level. So, absolutely nothing has been done about this problem and no amount of cleaning has been able to get the tub to an acceptable condition.

3 - We were instructed to switch all of the utilities over to our names and, for some reason, we forgot to change over the water bill. This was a bit of a bonehead move on our part, but one that could have been easily fixed with a simple phone call. So what did the staff at Barker Realty do? Instead of calling us, they told the water company to turn the water off on the Thursday afternoon before Good Friday. So we didn't have water from Thursday afternoon to Monday afternoon.

4 - Soon after we moved in, the ceiling in one of the rooms sprung a leak. We called and called while It rained and rained. It took them over two months to fix it, and now two of the interior walls are stained, warped, cracked, and peeling.

5 - My girlfriend and i decided to go to the beach for a couple of days. We forgot to pay rent and when we returned we were greeted with an eviction letter. The letter stated that in order to avoid eviction we would have to pay an additional $205 fee. Yet another situation that could have been resolved with a simple phone call but wasn't.

AVOID THIS COMPANY!!!

Worst Property Management Group Avoid At All Cost!! Use Craiglist for better results. We used Barker Realty to rent our second home. A Barker Realty Sign sat in the yard for 3 months while our neighbor rented theirs through a Craig's List posting in a month. After 3 months we told them we wanted to cancell the contract, they then told us if we cancelled it, we would have to pay them 1/2 of the first month's rent for marketing cost. When I inquired about the marketing cost, the office manager Cindy Minion said it was to make "fliers"

Futhermore, to test their effectiveness, we called the number on the sign in our yard under an assumed named and then inquired about the features of the property. When I then said that I would need to "think about it" they immediately started telling me that they had other properties in the area for rent and proceeded to tell me about them.
